John Abraham purchases a Bandra bungalow for ₹84 crore amid rising trophy home demand in Mumbai’s competitive real estate market.
In light of a surge in high-value bungalow transactions fueled by a decreasing availability of developable land in Mumbai’s prime areas, Bollywood actor John Abraham has made a notable purchase. Records indicate that he acquired a bungalow in Bandra West for ₹84 crore, with property registration documents obtained by Liases Foras confirming the transaction.
The bungalow is located on St. Martin Road and includes a plot covering 1,017.60 square metres, featuring a built-up area of approximately 193.12 square metres and an additional outhouse of around 31.50 square metres. Documented details show that the acquisition was formalised on July 14, 2026, with Abraham paying ₹5.04 crore in stamp duty.
The sellers of the property were Naushir Eruch Divitre, Fredon Eruch Divitre, Crystal Firoz Divitre, and Eruch Firoz Divitre. Attempts to reach both the actor and the sellers for comments have not been successful.
This recent purchase is part of a broader trend in Mumbai’s luxury housing market, where trophy homes are seeing escalating prices due to their scarcity. In December 2023, John Abraham also acquired a 5,416 square feet bungalow in Khar for ₹70.83 crore, a deal that included a land parcel of 7,722 square feet. This property is situated along Linking Road, a significant retail area in Mumbai.
Similarly, recent transactions have highlighted the city’s relentless demand for luxury real estate. Notably, a Spanish-style villa in Juhu, owned by a family linked to Wilson Pens, was sold for ₹135 crore, while an Art Deco bungalow in the same neighbourhood fetched ₹221 crore. There is also a historical bungalow on Nepean Sea Road, which sold for ₹276 crore, further indicating the premium placed on such properties.
Mehul R Thakkar, a journalist specialised in Mumbai’s real estate sector, emphasised that despite Mumbaikars’ aspirations to own homes in the city, many find themselves commuting frequently and spending minimal time in these residences. He noted that the city’s housing market is unique given its challenges and opportunities, attracting investors and homeowners alike.
Overall, the ongoing trend in trophy home sales reflects a robust appetite for luxury properties among high-profile buyers in Mumbai, with limited supply driving prices higher. The impact of this ongoing dynamic reshapes the city’s real estate landscape significantly, making it a focal point for both domestic and international investors.
